2010年在国家及北京市调控政策频出及严厉程度超预期的背景下,北京市土地市场先抑后扬,第二季度土地成交量、成交价跌入低谷,第二、三季度盘整期后,随着第四季度土地市场集中供应,土地市场成交量、价迅速恢复,但高溢价的现象得到明显控制。年末土地市场政策继续收紧,预计2011年北京市土地市场将呈现平稳性发展,土地供应继续增大,地价水平继续维持平稳。
<<In 2010,in the context of series of real estate macro-control policies of central authority and Beijing local authority,and the severity of these policies was out of expectations,Beijing’s land market was flourishing first,then gloomy because of the control policies and finally recovering.In the second quarter,the land turnover and the price fell into the valley,after the “wave period”during the second and the third quarter,with the centralized land supply in the fourth quarter,land turnover and price recovered quickly,but the phenomenon of high premium rates was restrained obviously.In late 2010,the land market policies stayed tight,Beijing’s land market is forecasted to develop steadily,and the land supply will continue to increase,and the land price is still expected to remain stable trend.
