    2010年的中国房地产经纪业

    摘要

    2010年中国的房地产市场主要经历了持续回暖、政策调整和年底反弹三个阶段。2010年房地产调控政策主要产生了以下影响:有效抑制了投资需求并强力打击了投机行为;改变了购房者心理预期;控制了房价过快上涨,促使了房屋租赁市场的繁荣。与此同时,中国的房地产经纪业也呈现新的特点和发展势头。

    Abstract

    China’s real estate market mainly experienced three stages throughout strong policy regulation in 2010,which are continued warmer period,policy adjustment and the end of a rebound period.The current round of large-scale control is mainly producing the following effects:the effective suppression of the investment demand and strong blow to the speculation;to change the expects of buyers;to reverse the supply and demand situation,to control the growth of housing prices;to shrink the size of credit which curb inflation.At the same time,regulatory policies in 2010,which caused the real estate brokerage industry in the second-hand housing transaction volume while shrinking,“restriction” policy also contributed to the prosperity of the housing rental market.As part of strict regulation and control policy making capacity of the original buyers who have lost housing affordability and therefore temporary “rental” has become the only choice for this part of the population,so,regulatory policies resulting in the suppression of the housing market,while trading,but to promote the prosperity of the housing rental market.Under the tide of the macro-control in 2010,on the one hand,it will cause a sharp rise in rental demands,on the other hand,a significant reduction in new supply,the shift resulted in a thriving rental market and rental prices generally rose.In addition,the macro-control on the rapid and healthy development of real estate brokerage industry has put forward higher requirements.
