金融政策与房地产市场密切相关，对我国房地产市场的发展起到了不可或缺的影响和作用，针对房地产市场的金融政策也随房地产市场的形成、建设、发展和变化经历了发展和调整历程。笔者在梳理诸多金融政策的基础上，重点分析了对此轮房地产市场调整起关键性作用的二套房贷款政策。
<<It has a close relationship between finance policy and real estate marketing. The finance policy has a great of influence and effect in the new real estate development in our country，but it is not the only one that can has those real estate policy. The finance policy also followed the development of real estate and has its own adjustment.This paper based on most of finance policy，mainly discuss the second apartment loans policy that has the critical effect in this real estate marketing round.
