2008年,北京市土地成交面积基本与上年持平,成交价格先升后降;房地产开发投资、施工、新开工、竣工规模下降;商品住宅期房成交量萎缩,价格增速下降,部分项目价格大幅下调。预计2009年北京房地产市场将呈现如下态势:政策性住房用地供应继续增加,商品房用地供应量略有下降;土地价格回落;房地产开发规模继续下降;市场新增供应下降,成交量放大;商品住宅全年均价下降但部分项目价格出现上涨;二手房市场迅速发展。

The volume of real estate development,construction,opening and completion decreased. The transaction volume of forward delivery commercial housing shrank to the situation of demand over supply. The markup of forward delivery commercial housing went down fast with some projects dropping dramatically. It is predicted that in 2009 Beijing real estate market will present the following features. Supply of land for policy-related housing will keep on increasing and that for commercial housing will reduce a little. Price of land will drop. Development of real estate will continue to decline. New supply to the market will be cut down and transaction volume will increase. Average price of commercial housing over the year will fall but some projects will appreciate. Second-hand houses market will develop dramatically.
