    2008~2009年北京房地产租赁市场分析

    摘要

    2008年北京市政府出台了一系列规范租赁市场政策,租赁市场秩序趋向完善。上半年租赁供需旺盛,成交活跃,特别在买卖市场持续观望时,许多购房者“转买为租”,促进了租赁市场成交量的上涨和租金价格的上涨。但下半年金融危机影响扩散,租金由涨转跌,租售比稳中有降。2009年金融危机持续作用、就业形势严峻,租赁需求减少,成交活跃度减弱,成交量下降;租金将在上半年经过理性下调后,平稳前行,租售比进一步缩小。

    Abstract

    It is an unusual year of 2008. As Olympics Games gorgeously showed and financial crisis violently surged up,China met with both challenges and opportunities. Against this background,Beijing municipal government promulgated a series policy to regulate leasing market,which results in its better development. In the first half year of 2008,the leasing market in Beijing was featured as buoyant supply and demand as well as extremely active transaction. Especially when the market fell in a sustain wait-to-see mood,many potential buyers changed to rent a housing rather than purchasing one,which led to the increase of transaction volume and rent in leasing market. In the second half year of 2008,affected by gradually serious financial crisis,the rent changed from increasing to decreasing,and the ratio of rental to sale kept stable with slight decrease.

    The effect of financial crisis would still exist in 2009 with serious employment situation. It is expected leasing demand would reduce with less transaction activeness and decreasing transaction volume. The rent would experience certain rational dropping adjustment in the first half year of 2009 and then keep stable. Meanwhile,the ratio of rental to sale would scale down further.
