2009年在国家及市政府一系列刺激供需政策的引导下,北京市房地产市场走出2008年的调整状态,迅速回暖,土地市场供应及需求也同步呈现快速增长,成交规模大幅提升,地价节节攀升。土地市场的高溢价与商品房市场的售价飞涨呈现互相推动的螺旋式上涨。年末国家及市政府对房地产市场调控政策逐步转向,政策环境趋紧,尤其是加大了对规范土地市场供应、出让方式和闲置用地查处等方面的政策要求。2010年北京市土地市场将呈现平稳发展,地价在平稳中实现先扬后抑态势。

Land supply and demand also increased rapidly with transaction volume expanding dramatically and land price rising constantly. In the end of 2009,the national and municipal government gradually shifted the direction of the real estate market regulation policy,tightened the policy environment and improved the regulation requirement for the land market supply and transfer methods and idle land investigation and administration.
