2009年北京市租赁市场受到严峻就业形势的影响,外地人士返京潮较往年早了一周,租赁高峰提前而至。上半年受到经济危机持续作用的影响,租金走势相对平稳;下半年在季节性租赁热潮和轨道交通建设开通的带动作用下,租金价格逐月攀升。另外,2009年二手房买卖市场异常火爆,成交量的井喷带动房价持续大幅攀升,而租赁价格没有出现大的波动,因此租售比不断扩大。
2010年“以租待购”、高校毕业生租赁、为子女教育而租房、外地求职人群租房等都仍将带动北京市租赁市场成交的活跃,租赁价格继续上浮,租售比将进一步缩小。
<<In 2009,the rental market in Beijing was affected by severe employment situation. The influx of people back to Beijing occurred a week earlier than that in previous years,which caused a rent peak to advance. By the impact of economic crisis,rental level was relatively stable in the first half of 2009. However,it increased month by month in the second half due to seasonal factors and the advantages of subway construction. In addition,driven by mass release of housing demand,the sales price of secondary residential market continued to rise significantly whereas the rent growth was relatively small. Therefore,the rental-to-price ratio kept on growing.
In 2010,factors such as “pending purchase instead of leasing”,“college graduates lease”,“education lease”,and “job-seeker lease” will continue to drive up the activeness of rental market in Beijing. As rents keep on rising,the rental-to-price ratio will reduce furtherly.
