2013年我国总体地价、房价上涨速度较快,加剧了房地产市场风险,影响了宏观经济的稳定发展,与此同时,城市间的住房市场不断分化,“一房难求”和“空城”“鬼城”的现象并存。面对这些问题,我国应该从住房政策、土地供给、房地产金融和房地产税收四个方面,积极构建稳定的房地产市场长效机制。
<<At present,the fast rising of China’s land prices and house prices have increased the risk of real estate market and affected the stability of the macro economic development. At the same time,the phenomena of “hard to get a home” and “ghost towns” coexist with the constantly differentiation of urban housing market. In the face of these problems,China should establish a stable and long-term mechanism from four aspects about housing policy,land supply,real estate finance and real estate tax.
