受制度驱动和良好的经济发展环境影响,以深圳为代表的珠三角地区在全国范围内率先进入半城市化,逐步实现完全城市化,并向深度城市化推进。在此过程中,有效处理不同产权条件下的土地利益分配调整、公共基础设施建设用地供应等问题是决定深度城市化成败的关键。本文通过研究深圳原特区外部分区域深度城市化过程中的几种比较典型的土地二次开发推进案例,分析几种模式的创新点、意义、不足及改进建议,为我国其他城市由半城市化向城市化推进,以及经济发达区域深度城市化发展提供经验借鉴。
<<Because of the system driving and good economic development environment influence,Shenzhen in the nationwide took the lead to enter the half urbanization stage,and gradually realized the whole urbanization,and is entering the deep level urbanization. Effective treating land interest distribution under different land property rights and public infrastructure construction is the key factor which decides success or failure in the process of the deep level urbanization. This paper studied several typical cases in Shenzhen,and analyzed innovation,significance,problems and suggestions for improvement of several models to provide experiences for other city.
