    2014~2015年河南省房地产运行态势分析预测及新常态下发展对策研究

    摘要

    2014年河南省房地产呈现整体下行走弱、运行好于全国、市场明显分化及郑州逆市上行的特征。河南省房地产要想健康发展需要树立几个观念:房地产不能长久作为撬动经济增长的手段;过高的房价可能是郑州跨越发展的障碍;房地产开发要有可持续的资源、环境支撑。为此,提出河南省房地产的发展对策。 <<

    Abstract

    Three essential Characteristics marked the operation situation of Henan’s real estate in 2014:to begin with,the operation situation of Henan’s real estate this year is on the downward trend,yet it is better than the national overall situation;and then,the market of real estate is clearly differentiated;finally,the operation situation of Zhengzhou’s real estate is still on the upward trend. The future trend of real estate market in China will be decided by the following factors:government efforts on bail-outs,the choice on urbanization approaches,banks’ financial policies and their implementation effects as well as the needed time on the establishment of long-term mechanism. For the sake of the sound development of Henan’s real estate,the following notions are supposed to be established:real estate cannot be employed as an everlasting economic growth trigger;exorbitant housing price might well be an obstacle for Zhengzhou’s leaping development;the development of real estate relies on the sustainable resources and environments. Therefore,this present paper is designed to offer a few proposals for the authorities and the developers.
