    遵义2014年房地产市场运行分析与展望

    摘要

    2014年,遵义的房地产开发投资、用地供应量以及商品住房销售均价都实现了增长,不过,批准预售面积和二手房成交面积都减少了,企业融资也比较困难。此外,销售量下滑、市场供求矛盾凸显、融资困难、城镇基础设施建设尚不完善、项目“卖点”不多、整顿和规范房地产市场秩序难度大等因素困扰着市场的发展,为此,必须从市场运行情况的分析和监测,新城区城市功能配套设施的建设,加大金融、司法支持和税收优惠力度,产业转型升级,用地管理,购房入户和子女就学政策,保障性住房建设,市场监管,房屋征收工作和整治违法建筑,发挥政府综合协调作用等方面进行努力。

    Abstract

    In 2014,the real estate market indicators included the completion of real estate development investment,land supply,the average price of commodity housing sales have achieved varying degrees of growth,but,the approved pre-orders area and sales area of second-hand housing have decreased,enterprise financing was more difficult. In addition,the factors of sales decline,the contradiction between supplies and demands,financing difficulties,the infrastructure construction in town were not perfected,the project have less selling point,difficulties to marshal and specification the real estate market order have influenced market development,so,it is important to do some work,such as market analysis and monitoring,the function supporting facilities construction in new urban,financial and legal support,preferential tax,industrial transformation and upgrading,land use management,the policy about account and school,affordable housing construction,market regulation,housing expropriation and punish the illegal construction,government should play a role of the comprehensive coordination.
