结合北京市大兴区社会治理和社区建设的现实情况，本文提出了“三大一体”区域共建模式。“三大一体”，即深度整合“大党建、大物业、大社区”三种资源，合力打造区域发展共同体，把社区综合管理作为城市管理的一项重要的公益事业来开展，而不是简单的物业管理与行政管理的结合，从制度上打破物业管理与社区管理“两张皮”困境，使两者相互依存、相互促进，呈现良性互动局面。
<<In combination with the reality of social governance and community construction in Daxing District of Beijing，this paper puts forward the regional co-construction mode. The comprehensive management of the community is an important public welfare undertaking of the city management，and from the system to break the plight of property management and community management，community building presents a benign interaction situation.
