随着中国金融改革和金融创新的不断演进,住房抵押贷款证券化逐渐成为政府、理论界和金融机构所普遍关注的热点。全面理解住房抵押贷款证券化的功能、发展的意义、所需环境、涉及的风险防范等问题,对于我国有序地推进这一制度创新显然是必要的。此外,在中国推行住房抵押贷款证券化,必须注意要为之创造良好的外部环境和前提条件。从某种意义上说,学习和借鉴国外成熟的金融产品并不困难,困难的是在我国体制尚未健全的情况下,如何更好地创新和应用先进的金融产品。本文的重点在于理清中国发展住房抵押贷款证券化的总体步骤,从而使得这一金融产品对我国经济社会发展起到尽可能大的正面作用。
<<With the development of Chinese finance reform and innovation,Mortgage Backed Securitization(MBS) become the key instrument which government,economists and financial institutes pay more attention to. To promote this institute innovation successfully,it is necessary for China to understand the function,meaning,conditions and risk control. Furthermore,to promote MBS in China,we must create favorable circumstance and preconditions. In some sense,it is not difficult to learn advanced foreign technology financial product,the trouble is how to innovate and apply the advanced financial product in China when the system still need improving. In the thesis,we discuss all the steps of promoting MBS in China,in order to realize the good function of this financial product to Chinese economic and social development.
