    2016年房地产投融资现状及2017年趋势分析

    摘要

    本文对2016年的房地产投融资现状进行分析,同时对2017年房地产投融资发展趋势进行判断。2016年房地产投资增速企稳回升,住宅投资也开始回暖,内部结构进一步优化,商业地产投资分化显现,营业用房投资显著提升,土地投资呈现“量跌价升”的特征;房地产融资规模稳步增长,融资内部结构继续盘整,信托、债券等融资渠道继续拓展,直接融资形式占比不断提升。展望2017年,房地产市场继续调整,行业分化形势继续,企业转型和整合会进一步加速,房地产投资进入下行通道,但将温和下滑,融资方面政策将稳重偏紧,重点转向防范风险。

    Abstract

    On the basis of the related data,this article analyses the status of the real estate investment and finance and makes a judgment about the trend of the real estate investment and finance in 2017. In 2016,real estate investment growth was stable and on the rise. Housing investment amount was also increase,the internal structure has been optimized,investment on the commercial estate has been differentiation,investment on business occupancy improved significantly,the land investment showed the characteristics “decline on the amount while increase on the prices”. Moreover,Real estate financing scale has grown steadily. Internal structure of finance continues to consolidate,financing channels such as trust and bond continue to expand,the proportion of direct financing increased. Looking ahead 2017,the real estate market will continue to adjust,the situation of industry differentiation will also go on,business transformation and integration will be further accelerated,real estate investment would be in the downstream channel and decline smoothly,the policy on financing will be tightly tight and focus on preventing risks.
